What you will do

As a Metro Market Lead Systems Specialist, for our HVAC division, you will under general direction, act as the on-site project leader to plan, execute, and complete control systems projects with assigned customers. Performs or delegates tasks as required to execute and fully complete assigned projects including: hardware design, system programming, installation coordination, system and network commissioning and project closeout. Provide work direction to subcontractors, electrical installers, technicians, designers, and administration as necessary. You will be responsible for the overall financial results of assigned projects including: costs, project billings, and collections. Maintaining an effective balance between customer satisfaction and project financial results. Coordinates communication with the customer during all phases of the project, actively pursues selling change orders. Ensure work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics.

How you will do it

  • Contribute to Pre-Sale activities (Project Estimate and Scope Review)

  • Undertake a sales handover to interpret and understand the scope of work

  • Communicate Project Information with Internal Associates and External Customer

  • Evaluate the contractual scope of work, impact of client issued bulletins, field directives and / or scheduling changes.

  • Responsible for planning, executing, and management of individual projects/project portfolio; Resources, Tasks, Cost, Schedule, and Scope.

  • Proactively Identify Risk/Clarify Items, such as HVAC and Building Automation/Energy Management Systems: Sequence of Operation and Mechanical misapplication, Contradictions/Misses/Gaps in Direct and Tangible Scope, Value-Add/Engineered Items

  • Coordination, Deliver, and Manage multiple, simultaneous Building Automation System/HVAC/Integration projects of various complexities.

  • Coordinate and schedule Shared Resources with fellow Project Managers

  • Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.

  • Perform Forecasting, Re-Estimating, Risk Control and Mitigation

  • Management of Monthly Project Portfolio Financial Reporting (Revenue, Cost, Margin, Billings)

  • Determine optimum resource levels needed to meet Customers scheduled milestones and monitoring workforce progress

  • Negotiate, prepare, and issue subcontracts; foster and maintain good working relationships with subcontractors.

  • Actively pursue additional business through change orders; perform associated cost estimates, prepare proposals, and negotiate final settlement price and customer acceptance.

  • Be proactive and ensure all scope changes are quickly and properly documented, proposed, and approved, prior to performance of work.

  • Responsible for implementing site safety and security procedures while actively supporting the safety program.

  • Work collaboratively to establish and maintain local market influence with Contractual Chain and Customer.

  • Maintain timely billings and positive cash flow

  • Interface with customer throughout the project life cycle to gain feedback on customer satisfaction.

  • Provide leadership by demonstrating focus on exceeding customers' expectations.

  • Communicate project status to Team/Manager

  • Coordinates customer-training requirements.

  • Facilitates Issuance of Warranty and Project Acceptance with Customer

  • Adhere to all Johnson Controls and customer safety standards, demonstrating a high degree of safety awareness for all Johnson Controls employees and worksite-based subcontractors.

  • Ensures compliance with state, local and federal legal guidelines.

What we look for

Required

  • Knowledge and understanding of HVAC industry applications, equipment configurations, schedules, details, and systems.

  • Knowledge and understanding of Building Automation/Energy Management architecture, applications, sequence of operations, safeties, logic, equipment configurations, schedules, details, and systems.

  • Knowledge of HVAC/Building Automation/Energy Management Construction, methods, scheduling, progression, sequencing

  • Ability to read and understand Architectural, Mechanical, Plumbing, Electrical drawings, details, schedules, and specifications.

  • Ability to understand Building Automation/Energy Management, Product Data Sheet and, electrical, network, and control wiring diagrams

  • Knowledge of industry-standard communication protocols such as Ethernet, Modbus, BACnet, Zigbee, Etc.

  • Willingness to travel, and attend training, with an occasional overnight stay.

  • Willingness to continuously develop, grow, and contribute to Teams Healthy Environment & Culture.

  • Ability to manage internal & external stakeholders.

  • Excellent verbal and written skills, ability to communicate technical information to both a technical/non-technical audience

  • Ability to use Microsoft Outlook, Excel, Word, Project, PowerPoint, OneDrive, and other Web-based productivity applications

  • 3 years project management, or 6 years Executing or Designing experience with HVAC/Building Automation/Energy Management projects in the Construction Industry

  • Experience working on HVAC/Building Automation/Energy Management projects of various size, within a multi-project portfolio.

  • Comfortable working as part of a team.

  • Experience managing Health & Safety in a construction environment

Preferred

  • 5 years project management, or 10 years Executing or Designing experience with HVAC/Building Automation/Energy Management projects

  • Knowledge of Metasys, Tridium, or any OEM BMS platform

  • OSHA certified

  • Experience with different forms of contract documents, plans, specifications

  • Knowledge of Contractual procedures and requirements.

HIRING SALARY RANGE: $99,200-132,400(Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)
