PURPOSE OF POSITION: The Maintenance Manager is responsible for effectively, efficiently, and proactively maintaining the building, residences, and associated equipment to ensure a safe environment for guests, owners, and employees at The Lodges.

RESPONSIBILITIES:
  • Recruit, manage, train, develop, schedule, and evaluate the performance of maintenance department staff
  • Provide direct supervision to the assistant maintenance manager, supervisor, and staff
  • Oversee completion of daily, weekly, monthly, and seasonal checklists and projects
  • Coach staff in updated maintenance practices, products, techniques, and standards
  • Provide support for department employees regarding technical problems, procedures, and obtaining parts
  • Maintain property in an "as new" condition, focusing on areas of attention with strong attention to detail
  • Ensure all safety protocols are met, documented, and kept current on an annual basis
  • Form and adhere to annual operating budgets
  • Assist with project management in formulation of capital expenditure requests up to planning, execution, and completion of the project
  • Work with and effectively communicate with outside vendors and build a strong working relationship with vendors, subcontractors, and suppliers
  • Oversee contractors and manage contracted services and research vendors to ensure best services and price value
  • Maintain appropriate inventory levels of chemicals, supplies, tools, operating equipment, and common repair parts
  • Other duties as assigned


QUALIFICATIONS:
  • Thorough knowledge of a wide range of maintenance areas, including general repair work, basic construction, plumbing, refrigeration, pumps and motors, electrical, HVAC, painting, drywall repair, chiller, cooling tower, and closed loop HVAC systems
  • Experience in hiring, training, and supervising employees required
  • Strong verbal and written communication skills and the ability to work with other lodging maintenance matters
  • Safety-oriented
  • Exceptional dependability - must be willing to work a flexible schedule based on business demands and be on call as needed
  • Must be able to lift 50+ lbs.
  • Close, distance, and color vision and the ability to adjust focus
  • Able to sit, stand, crawl, kneel and adjust position as needed
  • Must have a valid Utah driver's license and be able to operate company vehicles


DATES OF EMPLOYMENT:
  • Year Round


PAY RATE:
  • $70,000 - 80,000 annually, dependent on experience
