Schedule: Monday - Friday 8:00pm - 4:30pm Location: Biltmore Hotel -Central City Concern- 310 NW 6th Ave. Portland, OR 97209 Salary Range: $56,617 - $79,268
SUMMARY: The Maintenance Supervisor will work closely with the Maintenance Manager to provide oversight of daily on-site tasks and workflows. The focus of this team is to prioritize work orders for unit turns throughout the CCC portfolio. They will additionally fulfill other work orders as directed by the Maintenance Supervisor. The team consists of painters and maintenance personnel. The Supervisor has operational leadership responsibility for team performance and managing the efficient flow of room transitions to readiness. These services will ensure the timely availability of housing units for clients to reoccupy, meeting our program expectations. DESCRIPTION OF DUTIES:
- Plan and facilitate regular staff meetings.
- Provide feedback andcoaching to team members, supporting the quality of their work.
- Provide additional trainingto staff as needed to maintain program standards.
- Professionally communicate verbally and in writing at all levels to effectively share information.
- Work proactively with Human Resources to improve employee performance and ensure staff discipline.
- Maintain daily staff schedules and fill shifts.
- Maintain environmental services supply inventory and equipment.
- Perform building upkeep, room inventory, room turnover, vacant room preparation tasks, and routine pest control measures.
- Respond personally to all physical plant emergencies in a forthright and timely manner using self- or outside contracted service organizations.
- Supervise the dispatch, delivery, and pick-up of equipment for the maintenance of buildings.
- Supervise, document, and record the execution of required fire alarm drills to remain in compliance with State and local laws and Oregon Administrative Rules.
- Identify, plan for, and implement all building repairs/remodeling projects by use of self, assigned staff, or outside contractors.
- Perform site inspections independently and with employees to ensure quality control measures are met.
- Develop and improve staff onboarding and ongoing development curricula.
- Provide training to existing and new employees and ensure staff are registering themselves and attending all required training.
- Work with related departments and outside vendors to maintain property condition and standards.
- Assist with monitoring budgets, ensuring program expenses do not exceed allocated budgets.
- Stay current and implement industry best practices.
- Adhere to all state and federal privacy regulations, including HIPAA and 42 CFR Part 2, and to CCC policies and agreements regarding confidentiality, privacy, and security. Support compliance with all privacy and security requirements pursuant to community partners' and outside providers' patient confidentiality agreements, including privacy and security requirements for EMR access. This includes immediate reporting of any PHI breach of CCC or outside provider health records to the CCC Legal and Quality departments, as well as to the program administrator.

MINIMUM QUALIFICATIONS:
- High School diploma or GED required.
- 2 years of supervisory experience required.
- Must possess a current driver's license, access to a vehicle, and qualify as an Acceptable Driver as designated in Central City Concern's Fleet Safety policy.
- Must pass an initial driver's training within 60 days of being an approved driver and continue recertification training. Must maintain vehicle insurance coverage of a minimum of $100,000/$300,000 personal auto liability coverage.
- Physical ability to bend, stoop, kneel, squat, twist, reach, pull, and lift heavy objects to 50lbs, at least 3 feet off the ground, up to three times per shift.
- Must be able to climb stairs several times a day.
- Must pass a pre-employment drug screen, TB test, and background check. This includes clearance by the DHS Background Check Unit.
