Senior Manager, Real Estate - Richardson, TX!

Halff has an immediate opening for a Senior Manager, Real Estate, in our corporate office in Richardson, Texas, or any of our Halff offices throughout the south; remote work is a possibility. This position involves collaboration with internal operations leaders along with external brokers, attorneys, architects, construction managers, contractors, and vendors to drive implementation of new and expanded office space. Other related responsibilities include supervision of internal facilities management staff and procurement of fixed assets such as tenant improvements, fixtures, and furniture.

What you will need:

Halff is a private, consulting, professional services firm with real estate portfolio that is comprised of 34 locations (and growing) in the southeast region of the country. The ideal candidate would have:



  • 10+ years of experience in the field of corporate real estate.
  • A Bachelor's degree or equivalent in a relevant field.
  • Sound fact-based organizational and decision-making skills.
  • A keen sense of urgency to complete tasks necessary to achieve multiple ongoing project timelines.
  • A strong ability to communicate both verbally and in writing with internal and external team members and vendors.
  • The ability to balance adherence to company standards with the flexibility for local preferences.
  • A self-starter with a sense of service, teamwork, and cooperation is a must to fit into the culture of this firm.


What will you do:

Real Estate Responsibilities:



  • Portfolio Planning and Strategy

    • Establish monitor and report on portfolio performance metrics (occupancy costs, utilization, space efficiency, etc.)
    • Work with the Finance department to establish annual budgeting and forecasts for Real Estate and Facilities to aid in corporation FP&A planning.


  • Planning and Site Selection

    • Collaborate with local operations leaders to determine office size requirements (inclusive of assistance with growth forecasts) and local geographic preferences.
    • Initiate market survey with broker and facilitate interna review upon receipt.
    • Coordinate tour of preferred properties with broker and local internship.
    • Collaborate with internal operations leaders to select 2 to 3 preferred properties.
    • Coordinate test fit drawings for preferred properties with broker and architect.
    • Ensure plans adhere to company hybrid work policies, office/workspace assignments, and workspace sizing standards.


  • Lease Management

    • Collaborate with broker, inside/outside counsel, and internal leaders on lease proposal preparation, negotiations, and determination of final selected property.
    • Coordinate with internal accounting department to establish lease documentation and tracking processes.


  • Tenant Improvement (TI) Construction and Move-In

    • Coordinate with local internal leadership and IT department on procurement of furniture and internet service for selected property.
    • Coordinate schedules with the IT department for cabling, IT infrastructure, power, and security requirements.
    • Collaborate with broker in selection of TI design architect.
    • Work with architect, construction manager, and local internal leaders to generate a space plan and pricing specifications for landlord approval and contractor bidding.
    • Coordinate with construction manager to review and approve contractor pricing and execute construction contract.
    • Attend regularly scheduled owner-architect-contractor (OAC) meetings and conduct follow-up actions as necessary.
    • Collaborate with construction manager to review and approve contractor pay requests and make decisions on construction change orders.
    • Coordinate with broker and construction manager during construction project closeout and lease commencement activities.
    • Collaborate with internal facilities management staff on furniture, internet, security, and move-in related activities.


  • Facility Dispositions

    • Coordinate with broker to obtain a competitive set of properties for sale or sublease to establish market relevant pricing.
    • Coordinate the completion of a listing agreement.
    • Facilitate the preparation of a marketing plan with broker, including the development of a flyer, listing venues and target audiences.
    • Monitor activity and proactively generate ideas to improve marketing strategy.
    • Collaborate with broker, outside counsel and internal operations leaders on negotiation and execution of purchase and sale agreement or sublease document.




Facility Management:



  • Ensure existing facilities are operating at high standards to support our staff in their work. Safe, clean, well-functioning, and comfortable facilities are needed by all of our staff.
  • Develop and implement cost effective strategies to procure fixed assets, including tenant improvements, furniture, as well as for facilities-related purchases/services such as refreshments, water, janitorial, mechanical, etc.
  • Identify, organize, and catalog vendors to aid in identification and development of robust supply chains.
  • Consolidate facility-related vendors where it makes sense to maximize savings, simplify processes, and standardize staff expectations at all of our offices.
