POSITION SCOPE AND ORGANIZATIONAL IMPACT This full-time position will interface with the Project Preconstruction Chief to complete comprehensive budgets and GMP for specialty trades. ESSENTIAL JOB DUTIES AND RESPONSIBILITIES As "TRADE SPECIALIST ", manage assigned multiple projects meeting estimating responsibilities & deadlines Under the supervision of the Preconstruction Chief, successfully Manage a Design Build Project from Concept to Final Contract Award Perform accurate quantity survey of materials, Skin Study & GSF using On Screen Take Off/Bluebeam From Concept Drawings and above, ability to "Fill in the Gaps" for missing information from drawings and design documents (Specialty Trades) Assemble detailed estimates (Specialty Trades), providing takeoff & unit pricing on multiple projects Review Drawings for missing information and write RFI's for submittal to Architects & Engineers, by Trade From Trade Contractors' proposal, develop bid tab sheets for multiple trades to ensure accurate scope Develop comprehensive qualifications and assumptions from bid tabs of Trade Contractors Provide Cost Savings suggestions by Trade (Specialty Trades) Communicate with Operations Team regarding site logistics/GR's/GC's to be incorporated into estimate Provide multiple progressive estimates with cost variance reconciliation between deliverables Meet and present to Owners & A/E Team to discuss design & pricing and be able to explain the cost variances and, if required, recommend solutions to bring the project back within budget Focus on Risk Management regarding qualifications, scope and constructability issues Document Review & RFIs: Provide Completeness Reviews & Constructability of Design Documents (Drawings & Specs.) EDUCATION AND WORK EXPERIENCE Graduate from College/University; 4-Year BS Degree in related field Minimum of Seven (7) Years' previous experience in Preconstruction Ability to successfully self-manage work assigned with very little direction Knowledge of Summary level and detailed level pricing, by Trade Possess analytical skills Ability to read specifications with clear understanding of subject matter of Trade Specialists Knowledge of Trade Specific Scope Responsibilities & Unit Pricing of Trade Specialists Ability to read, interpret & understand plans proficiently: Conceptual Drawings - 100% CDs Working knowledge of constructability details and ability to recognize cost saving opportunities of Trade Specialist For Trade Specialty, Ability to direct Engineers (and Architects) with detailed information of alternate systems or constructability Possess detailed knowledge of Trade Specific Scope without having specific information on Design Documents Ability to communicate and manage Trade Contractors for Scope-specific Proposals Ability to communicate internally & externally with Operations, Precon Staff, Trade Contractors & Owners, A/E Focus on Risk Management regarding qualifications, scope and constructability issues Communicate with Operations Team regarding site logistics/GR's/GC's to be incorporated into estimate Provide multiple progressive estimates with cost variance reconciliation between deliverables JOB TITLE: MEP SPECIALIST JOB LOCATION: ALLEN, TX CLASSIFICATION: FULL TIME - EXEMPT - SALARIED REPORTS TO: VP OF PRECONSTRUCTION Moss is an equal opportunity employer.
