Facilities Contract Manager

RK&K is hiring a Facilities Contract Manager to join our Construction Engineering and Inspection (CEI) team in Central Florida. In this role, you will help manage maintenance and construction projects by coordinating contractors, supporting project planning and scheduling, tracking progress, and identifying facility improvement needs. You'll work with internal teams and contractors to help keep facilities operating safely and efficiently.

Essential Functions

• Assist in the preparation of contract packages by providing field measurements, estimating quantities and other necessary data.
• Prepare and review contractor work orders.
• Plan and schedule contractor activities.
• Prepare contract progress reports.
• Provide input for contract renewal and new contract procurement.
• Provide input to Contractors for event coordination.
• Periodically review the facility for short-term and long-term maintenance needs.
• Provide solutions for maintenance needs.
• Assist in performing final inspection of construction projects.
• Maintain the status of contractor's work orders, ensuring work orders are performed in a timely manner and assure allocated contract budgets are not exceeded through the Operation Management System (CMMS System).
• Coordinate and participate in advanced technical maintenance, repair and testing of the facility equipment and maintain its operational condition.
• Ability to document and report the inventory of Turnpike Facilities equipment for his/her assigned area.
• Ability to follow and ensure compliance with the Turnpike Safety Program.
• Participate in Hurricane pre and post damage assessment activities.
• Perform off hours on call duties as needed.
• Perform final Punchlist inspections of new sites/buildings.
• Perform other duties as assigned such as emergency response, assessments, recovery operations, etc.
• Conduct weekly walkthroughs to document facility inspections and prepare reports as directed by the Facilities Managers.
• Perform minor preventive maintenance and repair work as needed.
• Assist with Plans Review to provide comments for maintainability and to determine future impacts to Facility inventories.
• Attend project related meetings as directed.
• Coordinate with Facilities Rating Program (FRP) Team and review FRP inspection results.
• Assist in identifying replacement candidates for generator/ATS; HVAC; electrical; plumbing; UPS systems; roofing; and general building items based on age, life cycle and frequency of repairs.

Required Skills and Experience

• Five (5) years of relevant experience in building management or facilities maintenance required and at least two (2) years of experience overseeing contractual documents and contracts
• High School Diploma or equivalent
• Experience should include technical knowledge of facilities/building components (HVAC, plumbing, roofing, general building components and electrical (to include uninterrupted power supply systems).
• Certification of a 40-hours Occupation Safety Health Administration (OSHA) course or ability to obtain within 6 months.
• Trained in Maintenance of Traffic, Building and American Disability Act Codes or ability to obtain within 6 months.
• Knowledge of QA/QC of Facilities Asset Maintenance Program
• Excellent verbal and written communication skills

Preferred Skills and Experience

• Technical college degree
• Knowledge of FDOT Standard Plans and Standard Specifications for Road and Bridge Construction
